On the market

Seacrest out… of Beverly Hills

Ryan Seacrest is unloading two properties in Beverly Hills: The morning-show host has re-listed a midcentury-modern house near Franklin Canyon for $5.79 million, but is also looking to sell a larger compound on Cabrillo Drive for $69.95 million.

Seacrest picked up the more modest property—a three-story home built in 1957—in 2012 for $3 million. He originally listed it in November for $6.19 million, before knocking $400,000 off the asking price. The five-bedroom house comes as is, and it is advertised as “an incredible opportunity to remodel or rebuild,” according to the listing, held by Kurt Rappaport with Westside Estate Agency.

Also repped by Rappaport, the seven-bedroom abode on Cabrillo Drive was built by architects Buff & Hensman in the 1960s for The Manchurian Candidate actor Laurence Harvey. Since then it’s been home to Joan Collins and Will & Grace cocreator Max Mutchnick.

Former owner Ellen DeGeneres renovated it extensively and now the 9,200-square-foot main house is joined by two guesthouses, a pool house, an underground garage, and a standalone fitness facility. Seacrest first listed it in November 2020 for $85 million, before cutting the price—first to $74.5 million and now to a tad under $70 million.

The media mogul is apparently spending more time in New York, where he’s renting a spacious town house.

The top listing on Billionaire’s Row

The most expensive home in the world’s tallest residential tower is on the market for a cool $65.7 million.

Boasting 360-degree views of Central Park and the Manhattan skyline, the 123rd-floor apartment at Central Park Tower offers 7,074 square feet of living space across five bedrooms and five and a half bathrooms. Bryan Brown reimagined this home with inviting white tones and soft silky materials that radiate comfort and contrast the striking views and city lights.

A Southern California menagerie for $22.95 million

You can live your Tiger King fantasy (sort of) in a 1,230-acre ranch outside of San Juan Capistrano, California, that comes with its own wild animals. Herbalife cofounder Dick Marconi bought the property, bordering on Cleveland National Forest, back in 1994 for a modest $1.2 million, according to Jody Neal of Berkshire Hathaway, and is listing it now for $22.95 million. Marconi has spent nearly 30 years expanding the unique getaway, adding a staff residence to the main house and guest house, as well as an art studio and gallery, a 2,200-square-foot museum and chapel, two gun ranges, and a 51-acre exotic animal reserve with giraffes, African antelopes, llamas, and a dozen zebras. The property is also home to a helipad, two lakes, some 23,000 lemon trees, and 1,000 olive trees imported from Italy. “The whole thing is off grid. It has its own power station and its own water and sanitation,” Neal told The Wall Street Journal.

The price tag includes the animals in the reserve—as well as a collection of statues, including a 15-foot bronze rendition of Neptune from Florence. The full-size replica of Michelangelo’s Pietà in the chapel, however, is not part of the sale.

Model units

Förena brings unity to Chelsea, New York City

Landsea Homes and DNA Development are unveiling two model residences at Förena, the 12-story Morris Adjmi Architects–designed tower on Sixth Avenue and 14th Street in Manhattan that’s named after the Swedish word for “unite.”

Urban Casa design expert Neila Deen incorporated a variety of wood finishes, neutral bedding, and custom artwork into the two units. Deen describes the rich green Graham & Brown Palais wallpaper, with its large-scale geometric design, as “modern yet classically elegant.” She tells AD PRO, “We felt the subtle copper detailing on the deep forest green would tie in beautifully with the rich wood and leather accents used throughout the apartment decor.”

Sales of the one- and three-bedroom units at Förena—which start at $1.575 million—are being handled by Fredrik Eklund of the Eklund Gomes team and the Tuinstra Davis Team at Douglas Elliman. Occupancy is expected to commence in the first quarter of 2022.

Magnolia blossoms in Dumbo, Brooklyn

Three model residences are now completed at Magnolia Dumbo, a 320-unit rental property springing up in the Brooklyn neighborhood.

WorkOf Studio collaborated with local designers to create warm spaces imbued with an industrial aesthetic—from the darker metal finishes on the furniture and artwork frames to the marble, concrete, and glass elements featured throughout. Along with the 408-unit Front & York, Magnolia Dumbo is part of 85 Jay Street, a 1.1 million-square-foot residential development that features two 21-story buildings with multiple retail spaces.

Exterior work on the massive project is nearly done, and leasing launched in mid-February.

Milestones

The Huron announced for Brooklyn’s Greenpoint

Morris Adjmi Architects is also putting its mark on Brooklyn with The Huron, a newly announced two-tower condo in Greenpoint on one of the few remaining waterfront parcels in the borough. Connected via a fourth-floor courtyard, the two buildings offer 171 units, ranging from studios to four-bedroom residences. Amenities include a screening room, coworking space, and an indoor saltwater pool with views of the Manhattan skyline.

Adjmi said his team wanted to pay homage to Greenpoint’s rich history and evolving present. “At the ground plane, the rough brick podium is inspired by the materials and scale of surrounding warehouses—vestiges of the neighborhood’s industrial past,” he said in a statement.

Sales for The Huron, expected to launch in summer 2022, will be led by Ryan Serhant and Jennifer Alese of Serhant.
